Is it the right time to buy?

You will hear from every agent, "Of course it is the right time to buy!" And although that can technically be true, it's important to understand your unique needs and real estate goals. ​

Depending on your credit history, the amount of funds you have saved, your desired monthly mortgage payment, the area of town, the size of the home, the school district, and many other things can all play a role in determining the right time to buy. 

During our initial buyer consultation call, these are all things we can discuss along with financing options. 

Why Use a Buyer's Agent?

Let's be clear. It is 100% true you can go about this journey all on your own. You have access to sites like Zillow, Realtor.com, HAR.com, Facebook Marketplace, etc that publicly show available homes for sale. You can directly reach out to the listing agent and say you are interested, you want to tour, and you want submit an offer. 

Keep in mind, the listing agent only represents the seller. This means they can only share known facts with you, not professional opinions, or expert knowledge, and they certainly cannot work in YOUR best interests, only the seller's. In short, your negotiation power dwindles significantly and the unfortunate truth is you will be manipulated to the seller's advantage to get the deal done. 

When you do have full representation with a buyer's agent, you have an advisor on your side, fighting on your behalf, explaining contracts & forms, and has numerous negotiating advantages from knowing the market and experience with different transactions. You will likely keep more money in your pocket. I like to compare agency to dental work. If you need a root canal you can absolutely watch a YouTube video to learn how to extract your own tooth. Is that in your best interests though or is there a safer and more effective way of doing so? Yes, you'd hire an endodontist. 

If agent commission is holding you back, please know this is a negotiable rate and often even paid for by the seller. During our buyer consultation, we can discuss different scenarios and routes we can take for each example.
